The Seaford Board of Education has scheduled a Special District Meeting and public referendum on October 16, seeking authorization to sell the derelict Seaford Avenue School to a developer for $5.2 Million.
The developer proposes to build 118 condos and plans to sell them for $350,000 to $400,000 each. If the sale is approved, the developer would then be required to seek a zoning change from the Town Board, and approval from the County Planning Commission before condos could be built. The property is zoned for school use.
In addition to generating much needed cash (Seaford has little or no reserves and has had revenue deficits for several years), the sale will relieve Seaford of having to spend $100,000 annually to "maintain" the empty, unused school building, and, will add significantly to Seaford's tax base, generating even greater revenue in the future.
The proposed condo project is generating significant attention and discussion in the community, much of it negative. Some of the negativity is because all of the sports fields at the Seaford Avenue School will no longer be usable. Some of the negativity goes to traffic concerns; increased enrollment (and future costs/taxes) in the schools; and unwanted competition in the Seaford real estate market for people trying to sell their single-family homes, as well as a perception of lowered R/E values.
They really have to sell that school, however.
