A builder seeks a variance (plan attached) for three new 4-bedroom homes on a lot behind two existing homes just south of the Wantagh Museum on Wantagh Avenue.
Since there is no road, the plans include the installation of a private 25’ x 200’+ driveway that would be owned by the three new homeowners.
The hearing is at 2 PM, July 11 at the Town Meeting Pavilion, Town Hall Plaza, One Washington Street, Hempstead.
We need support from Wantagh residents that oppose the development.
Concerns include:
· Overcrowding – these home add to a congestion issue and may lead to others with deep properties to sell off their backyards
· General safety – access to the homes may be difficult along the long driveway especially if several cars are parked along its length
· Garbage disposal – homeowners must carry their garbage over 200 feet to bring it to the Wantagh Avenue curb
· General Maintenance – disagreements on the maintenance of common areas may lead to disrepair
· Neighborhood Character – too many homes can lead to a general deterioration
At their June 13 meeting, the Town of Hempstead Zoning Board of Appeals adjourned their hearings on DAO Realty Corp. (Cases 1445 & 1446) and Askco Development Corp. (Case 1447) applications until July 11. The developers requested that the ToH Board of Appeals grant a variance or special exception of the Town of Hempstead Building Zone Ordinance as follows: "Variances, subdivision of lot, front width from the street line to front setback line, side yard (case 1445 only), construct dwelling with 2-car garage with insufficient access pursuant to Sec. 280A of the New York State Town Law...." according to the Notice of Filing A Request For A Variance Or Special Exception Of The Town of Hempstead Building Zone Ordinance.
I called the ToH to confirm that the meeting was on for July 11 even though the meeting is not posted on the ToH website calendar. I was told that the meeting is not on the calendar because the original meeting was adjourned.
